Consigning vs selling it yourself

Selling yourself costs no commission, but pricing, photos, chats, viewings and negotiation are all on you. Consigning suits owners who are far from the property, short on time, or want an agent's local buyer base. You can also list free on Jaotin first and switch to consignment later.

Open vs exclusive consignment contracts

An open listing lets you consign to several agents at once and still sell yourself — whoever closes, earns. Flexible, but agents invest less marketing with no guarantee. An exclusive gives one agent sole rights for an agreed period and usually gets the full marketing push. Before signing an exclusive, fix the term — commonly 3–6 months — and the renewal and cancellation terms.

How commission works

Thai market convention is roughly 3% of the actual sale price, and about one month's rent per one-year lease for rentals — paid only on closing. The actual rate is between you and the agent and belongs in writing in the consignment contract. Jaotin takes no cut from either side.

Documents to prepare

At minimum: the title deed, the owner's ID card and the house registration book. Condos should add a debt-free certificate from the juristic office; for land, know the deed class (Chanote/N.S.4 J. or N.S.3 K.) and the boundaries. A good agent asks for these before marketing — because real buyers will.

Does consigning through Jaotin cost anything?

No. Jaotin is where you find and contact agents directly; it charges consigning owners nothing. The commission is your agreement with the agent, paid only on a successful sale.

Can I consign to several agents at once?

Yes, under open listings. Once you sign an exclusive with one agent, you cannot consign elsewhere or sell privately during the term — read before signing.

Can I still sell it myself after consigning?

Under an open listing, yes — and no commission is due if the buyer came through your own channel. Most exclusives require the commission even on a private sale during the term.

Do I need a written contract?

Always. State the asking price, the commission rate, the term and the cancellation terms. Verbal consignment is the most common source of commission disputes.

Can I consign a rental instead of a sale?

Yes — most agents handle both. The rental convention is about one month's rent per one-year lease. Pick an agent from the same directory and say you want to let.
