How the monthly payment is worked out

A home-loan instalment is set by the amount borrowed, the annual interest rate and the number of instalments, through the standard amortisation formula: payment = principal × r ÷ (1 − (1 + r)−n), where r is the monthly rate (annual ÷ 12 ÷ 100) and n the total instalments (years × 12). On a ฿3,000,000 home with 10% down at 6.5% over 30 years, that is about 17,066 baht a month.

What the monthly figure hides

A monthly payment can look manageable while the total interest tells a different story. From the table above, a ฿3M home over 30 years at 6.5% pays roughly 3,443,701 baht in interest — more than the sum borrowed. Shortening the term, or overpaying the principal when cash allows, cuts the cost far more than shaving a little off the rate.

How a bank decides your limit

Banks apply two tests and take the lower result. The first is the security: loan against appraised value (LTV). The second is affordability: all monthly debt against monthly income (DSR), counting car instalments, credit cards and personal loans. Both ceilings are set by the Bank of Thailand and each bank's own policy, and both change by announcement — which is why no fixed percentage appears here. Ask the lender you intend to apply to.

What are the monthly payments on a ฿3M home?

Borrowing 2,700,000 baht (10% down) at 6.5% over 30 years costs about 17,066 baht a month. Over 20 years the instalment rises to roughly 20,130 baht, but total interest falls sharply.

Is a longer term better, since the payment is lower?

The instalment is lower, but you pay far more interest overall. In the example above, 30 years costs about 3,443,701 baht in interest against about 2,131,314 baht over 20 — close to double. A common approach is to take the longer term for breathing room and overpay whenever there is spare cash.

How much will a bank actually lend?

Banks test two things: the property's value (loan against appraised price — LTV) and the borrower's capacity (all monthly debt payments against income — DSR). Whichever is lower sets the amount. Both ceilings are set by the Bank of Thailand and by each bank's own policy, and they change by announcement, so confirm the current figure with the lender before committing.

Do my other debts affect the amount?

Considerably. Car instalments, credit cards, personal loans and instalment purchases all count toward your monthly debt load, and the housing payment approved is what fits in the space left. Clearing small debts before applying genuinely raises the amount available.

What is not included in this calculation?

Principal and interest only. Transfer fees, mortgage registration, appraisal, fire insurance, mortgage life cover, common-area fees and land and building tax are all separate. Budget for closing costs on top of your deposit.

Does a floating rate change my payment?

Most Thai home loans fix the rate for an initial period, then float against the bank's MRR. When the reference rate moves, banks typically hold the instalment and extend the term, or raise the instalment — the contract decides which. It is worth running this calculator 1–2% above the offered rate to see whether it still works.
