What to have ready before you list a condo
Condominium title (อ.ช.2)
States the unit area in square metres, the floor and the unit number. Use the area on the document, not the one from the developer's brochure.
Debt-free certificate from the juristic person
Confirms no outstanding common-area fees and is required on transfer day. Request it early — it usually takes several days.
The building's foreign-ownership position
A condominium may sell at most 49% of its area to foreigners. If your unit sits in the foreign quota, say so: it is the first question an overseas buyer asks.
Monthly common fee
Quoted in baht per square metre per month. A buyer planning to rent it out uses that number to work out yield immediately.
What every condo buyer asks
- Which floor, what view, and which way the unit faces
- The real walking time to the station, not the straight-line distance
- Which furniture and appliances are included in the price
- The monthly common fee, and whether anything is outstanding
- Whether the unit is in the Thai or the foreign quota
- Whether it is tenanted, and how long the lease has left
Price per square metre, not as a lump sum
Condos are compared per square metre, and a buyer can pull up every other unit in your building in seconds. If your price per square metre is above the unit next door, the listing has to say why — a higher floor, an open view, a recent renovation.
