The deed type is the first thing a land buyer asks

Chanote (น.ส.4 จ.)

The strongest title. Freely sellable and mortgageable, and it states the area in rai-ngan-square wah. Use those figures.

Nor Sor 3 Gor

Not a full title but a certificate of use. It can be sold, though some banks will not lend against it. Say which you hold — it changes both the price and the pool of buyers.

Plot map and parcel shape

Upload it as a listing image. It shows the shape, frontage and depth, which is what decides what can be built.

Access and right of way

A landlocked plot with no access to a public road is priced in a different league. If there is a registered servitude, state it.

What every land buyer asks

  • Area in rai, ngan and square wah, and the price per square wah or per rai
  • Road frontage in metres, and whether the road is public or private
  • The city-plan zoning colour, and what may be built
  • Whether it has been filled, and how it sits relative to the road
  • Whether mains electricity and water reach the plot

Quote the unit people in that area actually trade in

Urban land trades in baht per square wah; land outside town and large parcels trade in baht per rai. Quoting the wrong unit makes a listing look ten times too expensive or too cheap, and buyers scroll straight past.
