What to have ready before you list a house
Title deed (Chanote, น.ส.4 จ.)
It states the real land area in square wah, the registered owner, and any encumbrance. The area on the deed is the number to put in the listing, not the one you remember.
House registration book (ทะเบียนบ้าน)
Gives the house number and registered occupants. A buyer applying for a mortgage will need it.
Floor plan
If you have one, upload it as a listing image. After price, it is the thing house buyers ask for most.
Building permits for extensions
A kitchen or carport added without a permit is what a bank's valuer flags. Say so up front rather than losing the deal at transfer.
What every house buyer asks — answer it in the listing
- Land area in square wah and usable area in square metres (different numbers; buyers read both)
- Which way the house faces, and how wide the road in front is
- Inside a managed village or on standalone land, and what the common fee is
- Whether it has flooded in the last five years
- Whether there is a mortgage on it, and when it can transfer
Price against what is actually on the market
Before setting a price, look at the houses listed in the same area on Jaotin and compare price per square wah and usable area. A house priced more than 10% above the market usually gets no contact at all in the first month, and the later price cut is a signal buyers read.
